Home Renovation Company

We renovate flats, independent houses and offices across India — kitchens, bathrooms, full-home makeovers and structural work on older buildings. We survey the existing structure first, then quote a fixed scope, so the cost does not move once work starts.

A full home renovation usually covers demolition and debris removal, plumbing and electrical rewiring, flooring, false ceiling, painting, kitchen and bathroom rebuilds, and any structural changes. Most full-home projects in Delhi NCR run six to twelve weeks depending on scope and society access rules.

What Drives Renovation Cost

Renovation cost is driven more by scope than by area. Two flats of the same size can differ enormously depending on whether the plumbing and electrical are being redone and whether anything structural is changing. We survey the property, agree a fixed scope with you, and quote against it — so the number does not move halfway through. You can estimate your project online before the survey.

What moves the number:

  • Structural work versus cosmetic work
  • Age of the building and condition of existing services
  • Whether plumbing and electrical are being rewired
  • Flooring removal and replacement
  • Kitchen and bathroom counts
  • False ceiling and lighting
  • Debris disposal and society charges
  • Whether the property is occupied during the work

How a Renovation Project Runs

We start with a site visit and survey. You get a scope document and a fixed quotation. Society permissions and any approvals are arranged before work starts. Then demolition and debris clearance, services first, structure where needed, finishes, and a snagging round before handover. You get a start date and an end date, and a site supervisor who is reachable through the project.

Living On-Site During Renovation

You can usually stay in the property for single-room work. For a full-home renovation we recommend moving out, because the dust from flooring removal and the disruption from plumbing work make it hard to live around. We will tell you honestly which category your project falls into at the survey stage.

Sustaining Spaces for Supporting Improved Lifestyles

Complete Home Renovation

Everything stripped back and rebuilt — flooring, plumbing, electrical, kitchen, bathrooms, ceilings and paint. This is the right route when the house is more than fifteen years old and you are fixing several things at once anyway.

Kitchen Renovation

Layout changes, plumbing and electrical shifting, counters, cabinets, tiling and appliances. Kitchens involve more service work than any other room, which is why they take longer than people expect. If you want modular kitchen and interior work from the same team, we scope it alongside the renovation.

Bathroom Renovation

Waterproofing, plumbing, tiling, fittings and ventilation. We always redo the waterproofing rather than tile over the old layer, because that is what causes seepage into the room below two years later.

Flat and Apartment Renovation

Renovating inside a society has its own constraints — permitted working hours, lift access for material, debris disposal rules and neighbour agreements. We handle the society paperwork alongside the work itself.

Old House Renovation

Houses over twenty-five years old need the structure checked before anything cosmetic is planned. We survey the columns, beams, slab and plumbing lines first and tell you what actually needs doing.

Office and Commercial Renovation

Workspace refits, retail interiors and commercial fit-outs, planned around your operating hours so the business keeps running.

Structural Renovation

Structural condition assessment

Before we quote on an older building we check the structure — column and beam condition, slab deflection, cracking patterns, reinforcement corrosion and existing load paths. That assessment decides whether the renovation you want is actually possible. It is done by our architects and structural team.

Load-bearing wall modification

Opening up a wall to join two rooms is straightforward if the wall is a partition and serious if it is carrying load. Where a load-bearing wall has to go, we design and install a beam and support system to carry what the wall was carrying.

Column jacketing and retrofitting

Where columns have deteriorated or the building needs to carry more load than it was designed for, jacketing increases the section and adds reinforcement. This is common when adding a floor to an older house.

Adding a floor to an existing house

Whether an existing house can take another floor depends on the foundation, the column design and what the original structure was built for. We check that first. If the answer is no, we tell you before you spend money on drawings.

Should You Renovate or Rebuild?

Renovate when the structure is sound and you are changing finishes, services and layout within the existing frame. Rebuild when the structure has deteriorated, when the layout cannot give you what you need without major structural surgery, or when the cost of renovating passes roughly sixty per cent of what a new build would cost. A structural assessment is what tells you which side of that line you are on.

RenovateRebuild
Age of buildingUnder 25–30 years, or older with a sound frameVery old, or the frame has reached the end of its life
Structural conditionColumns, beams and slab are sound; defects are localWidespread cracking, corrosion or settlement
How much of the layout is changingRooms reworked within the existing frameThe plan you want cannot be reached without major structural surgery
Whether floors are being addedNo, or one floor the structure was designed to carryAdditional floors the foundation and columns were never built for
Renovation cost as a share of rebuild costWell under 60 per centAround or above 60 per cent
Approval requirementsUsually society permission and minor NOCsFull sanction of new building drawings

We will do the assessment and tell you which one makes sense, even when the answer is the smaller job. If it is a rebuild, we can handle building from scratch instead.

Renovation FAQs

Cost depends on scope rather than area. A cosmetic refresh and a full strip-back of the same flat are completely different projects. What moves the number most is whether plumbing and electrical are being redone and whether anything structural is changing. We survey the property and quote against a fixed scope.

A single kitchen or bathroom typically runs two to four weeks. A full-home renovation usually runs six to twelve weeks depending on scope, and society working-hour restrictions can extend that. You get a start and end date before work begins.

For single-room work, usually yes. For a full renovation we recommend moving out — flooring removal and plumbing work create dust and disruption that are hard to live around. We will tell you which applies to your project at the survey.

Yes. We arrange the society approvals, agree the working hours and handle the debris disposal rules before work starts.

Sometimes, with proper structural design. If the wall is carrying load we design and install a beam and support system to take over what the wall was doing. If it cannot be done safely, we will say so rather than take the job.

Renovate when the structure is sound and you are changing finishes, services and layout within the existing frame. Rebuild when the structure has deteriorated or when renovation cost passes roughly sixty per cent of rebuild cost. A structural assessment gives you the answer.

Both, plus offices and retail spaces. Flat renovations involve society coordination that independent house projects do not, and we handle that.

In an older property we usually recommend it. Concealed plumbing and wiring that is twenty years old will fail eventually, and redoing it after new flooring and tiling means breaking the work you just paid for.

Yes. Warranty terms depend on the scope of work and are set out in your contract before you sign.

We do. Debris removal and disposal are included in the scope and priced in the quotation.
